How commercial cleaning companies win new contracts

Which businesses buy cleaning contracts, the moments they switch or start, and how to quote fast enough to win small offices and clinics.

Published October 9, 2026

A small commercial cleaning contract (a couple of nights a week at an office or clinic) is won on three things: reaching the decision-maker, quoting quickly, and showing up reliably. The first one is where most cleaning companies lose.

Who buys cleaning contracts

  • Clinics and health practices (1,232,659 in our database): clean waiting rooms and treatment rooms are part of patient trust and infection control.
  • Professional offices (610,535): law, accounting, insurance and real-estate offices, usually evenings.
  • Restaurants and food businesses (857,008): front-of-house cleaning, plus specialist work like kitchen hood cleaning, which fire codes require on a schedule.
  • Gyms, studios and recreation (25,567): high traffic and high expectations.

When businesses start or switch

  • Opening or moving: a new clinic, a new office lease or a build-out. They need a cleaner before day one.
  • Growing: a second location or more staff makes the owner's evening cleaning routine stop working.
  • After a bad experience: missed nights or a messy handover. You won't see this from outside, which is why regular, polite follow-ups win contracts months later.

Find the decision-maker

In a small office or clinic it's the owner or the office manager, not a facilities department. Licences and property records often name the owner; the office manager is usually the person who answers the main line. See who to email at a small business.

Quote fast

  • Offer a price without a walk-through to start: "Two nights a week for an office your size is usually around…" gets a reply; "Can we schedule a site visit?" often doesn't.
  • Be specific about what's included: trash, restrooms, floors, kitchen, how often.
  • Show reliability: same crew every visit, insured, a named contact who answers.

How we help

BeatTheDoor finds offices, clinics and restaurants in your service area, names the owner where public records show it, checks the email before anything is sent, and writes to them from your own domain. See leads for commercial cleaning companies, or book a 15-minute demo.
